A unit of financial giant Metrobank Group, Federal Land Inc. is a respected developer of real estate with a solid tradition of developing dynamic properties, including master-planned condominium projects, office complexes, retail centers, and entertainment venues. It began as Federal Homes in 1972, and its first project was Soler Tower, a residential building in downtown Manila aimed at the Filipino-Chinese community. More than 30 years later, Federal Land has a vast land inventory totaling around 100 hectares, primarily in Makati City, Ortigas Center in Mandaluyong City, Bonifacio Global City (BGC) in Taguig, and the Manila Bay area in Pasay City. 
 
In 2007, Federal Land was hailed as Developer of Year by the Chamber of Real Estate Builders Associations (CREBA), a prestigious achievement backed by over 50 completed projects that have become part of Metro Manila’s ever-changing landscape. Among these properties are GT Towers in Makati, Valencia Hills in San Juan City, and Marquinton Residences in Marikina City. 
 
The company expects to launch approximately 12 projects this year, particularly in boom towns like BGC, Binondo and Paco in Manila, and Cebu, as well as in new locations that are poised for growth. Notable developments include Six Senses, a 40-hectare property near Manila Bay that was designed by a group of world-renowned architectural firms. Located near SM Mall of Asia and Ninoy Aquino International Airport, Six Senses will house six towers and showcase lush greenery, striking waterways, glass artistry and avant-garde artwork. 
 
With its long list of accomplishments and continued pursuit of quality, it’s no surprise that Federal Land has become a trusted name in the industry.
 

Federal Land Inc. was founded in 1972 as Federal Homes Inc. The same year, it launched the Soler Tower, its first residential condominium project catering to the Filipino-Chinese community in Binondo, Manila.

The success of Soler Tower and increasing investor confidence saw the emergence of even more high-rise developments such as the Tytana Plaza, Mandarin Mansion, Escolta Twin Towers, Midtown Executive Homes, Ylaya Mansion, Ocean Tower, Bayview International Towers, Bayview Garden Homes, Roxas Seafront Gardens, Valencia Hills, Federal Tower, Dasma Corporate Center, Phil AXA Building, Skyland Plaza and Magdalena Mansion.

In 2002, Federal Homes took a new name Federal Land Inc., signifying its evolution as its portfolio of properties grew to include commercial developments.

Federal Lands track record quality, reliability and integrity have not gone unnoticed by the industry, having received the 2007 Developer of the Year Award from the Chamber of Real Estate and Builders Association (CREBA).
